Our client, a block management company had recently acquired this portfolio of 20 Garages as part of a housing block. The lock-ups had not been managed for many years, had no tenants, and were therefore producing no income.

Due to the long period of time that these garages had been neglected they had become damaged, particularly the roof which had damaged tiling due to ivy penetration between the roof tiles, which made it ineffective at preventing the ingress of water.

We carried out a full refurbishment of the garages in order to bring them up to standard and become fit for use once again.

  • Stripped off all the roof tiles and replaced them
  • Management of overgrown vegetation
  • New 4 points locking doors on all garages
  • Thorough clearing and cleaning

The refurbishment and the roof repairs were completed within weeks, at which point we began marketing the new renovated spaces to potential local tenants.

Site outcome

The renovations increased the appeal of the property such that finding tenants was little challenge. The quality of the renovations also improved the whole block for the residents, as well as its capital value.

The initial investment cost for the full refurbishment work was recouped within the first year, and all garages now let between £30 – £35 per week, generating a total of £29,000 per annum gross income compared to no income before.

We continue to manage the site for our client, taking care of all maintenance issues as and when they arise, and also ensuring the long-term profitability of the site with regular rent reviews..
