This derelict site in Kent was acquired on behalf of a private investor from Ashford Borough Council April 2023.

The site had been run down for years, with zero occupancy and was completely derelict. Nevertheless we saw the potential of the site in a sought after location that could be materialised with the right know-how.

The garages required major refurbishment as they had numerous issues. Over a matter of weeks we carried out improvements including:

  • Substantial landscaping to clear overgrowth
  • Tree surgery to clear encroaching branches
  • Full replacement of the roofing, fascias, and guttering
  • Brand new secure 4-point locking doors
  • Full clearance of site rubbish
  • Securing of the site with new gates and perimeter fencing

Once the site renovation had been completed we began advertising the location to new tenants.

Site outcome

The dramatic improvements made at the Manor Way location mean we have maintained an excellent occupancy rate at the site, and owing to the quality of the work done by our regular trusted contractors, maintenance costs have been reduced to a negligible level.

We have majorly uplifted the quality and safety of the immediate area, to the delight of local residents who have also reaped the benefits of these improvements as it is now a clean and tidy, useful space compared to the derelict and overgrown eyesore it was previously.

Our client receives regular communications from us as we continue to manage the site including quarterly statements, tenant information, and overviews for our plans for the future such as future expansion, new opportunities, and rent reviews.
